Project Overview

Ameyalli is a thermal-springs wellness resort taking shape in Midway, at the foot of Wasatch Mountain State Park. Cadoava self-performs the footings, foundations, and slabs for the resort's cottages — a lot-by-lot program that broke ground in July 2026 and runs into 2027, with each cottage turned over to the framer ready to build on.

The Challenge

Repeat work is only simple until the ground changes. Midway sits on geothermal and tufa deposits where soil and groundwater conditions shift lot to lot, so footing depth and drainage get planned per cottage rather than copied from the last one. The Wasatch County season is short, which means pours are sequenced to stay ahead of frost. And because the cottages carry Simpson Strong-Wall shear panels, the cast-in anchor bolts have to be set to template and hold position through the pour — the framer sets panels weeks later, and a bolt out of tolerance is a foundation problem, not a framing problem.

Scope of Work

  • Continuous strip footings and column pads, rebar placed and poured neat in trench
  • Two-foot cast-in-place stem walls on all bearing lines, formed both faces
  • Five-inch slab-on-grade over 10-mil vapor barrier, reinforced each way
  • Simpson Strong-Wall cast-in anchorage set to manufacturer template before each pour
  • Pumped placement, finishing, and cleanup on every cottage pour
  • Lot-by-lot sequencing coordinated with the general contractor's build schedule
